Concrete Porch Floor Resurfacing in Rockville, MD

Scope of Work
Project Overview
The homeowner wanted to refresh the concrete floor of an existing covered porch before enclosing the space with new screening. Years of paint had begun to chip and wear away, leaving the slab with an uneven appearance that no longer matched the rest of the backyard.
Our goal was to remove the failing surface, prepare the existing concrete for a new finish, and install a smooth skim coat that would provide a clean foundation for the porch’s next phase of improvements.

The Property and Site Conditions
The project took place on an existing 17-foot by 12-foot covered porch attached to the rear of the home. The concrete slab had been painted in the past, but the coating was peeling in several areas and had begun to chip from regular use and weather exposure.
Because a new skim coat relies on proper adhesion, surface preparation was the most important part of the project. The existing paint had to be removed or properly profiled before any resurfacing material could be applied. Depending on how well the old coating released from the concrete, preparation included a combination of scraping, cleaning, mechanical surface preparation, and additional treatment where needed to create a suitable bonding surface.
The porch also remained connected to the existing brick knee walls, house entry doors, and surrounding finishes, so the resurfacing work had to be completed without disturbing those existing elements.

What We Did
We began by preparing the existing slab and removing deteriorated paint from the concrete surface. Areas that required additional preparation were treated to create the proper profile for the new resurfacing material, helping ensure long-term adhesion.
Once the slab was ready, our crew installed a thin concrete skim coat across the entire porch floor. The material was carefully hand finished to produce a smooth, even surface while feathering edges and blending minor imperfections throughout the slab.
As the resurfacing cured, the porch took on a much cleaner appearance with a natural gray finish that replaced the worn painted surface. The refreshed floor now provides a solid base for the homeowner’s planned screened porch enclosure while giving the outdoor living space a more updated look.
