Scope of Work

Project Overview

The homeowner contacted us after noticing multiple areas of rotted wood trim around the exterior sunroom windows and gable section. Several boards along the lower trim and upper diagonal sections had started deteriorating from long-term exposure to moisture and changing weather conditions.

The project focused on removing the damaged trim, installing new wood boards that matched the existing profile, and repainting the entire front-facing trim system for a cleaner and more consistent finish. Because the work included high and angled sections around the arched windows and gable, the repairs required careful ladder access and custom-cut replacement pieces to fit the original layout.

Site Conditions

The Property and Site Conditions

The work area was located on the rear sunroom section overlooking an elevated deck. The trim surrounded a large multi-window assembly with arched upper windows and tall vertical lower windows, creating several long and angled trim runs that needed to align cleanly with the existing architecture.

Multiple trim boards had visible wood rot, particularly along the lower horizontal sections and diagonal gable trim. Some areas had begun separating or softening from prolonged moisture exposure, making replacement necessary before repainting could be completed properly.

Because of the height and layout of the sunroom face, several repairs had to be completed from ladders positioned above the deck surface. The diagonal trim section near the peak also required custom cuts and additional crew support during installation to safely position and secure the longer boards.

Before painting began, the surrounding windows and deck surfaces were protected with painter’s tape and drop cloths to help keep the work area clean throughout the project.

ASSESsMENT

What We Did

Our team began by removing the damaged and rotted trim boards from the sunroom exterior. This included several horizontal sections, a long lower trim board, upper diagonal trim pieces, and smaller custom-cut sections near the gable area.

After demolition, we installed new primed finger-jointed pine boards sized to match the existing trim dimensions. Some pieces required custom cutting to fit the diagonal roofline and triangular transition areas around the upper window assembly. The new boards were secured using exterior-grade fasteners and sealed along the seams to help reduce future moisture intrusion.

Once the carpentry work was complete, we prepared the remaining trim surfaces for painting by sanding down weathered areas and smoothing transitions between the old and new materials. All replacement wood was primed before painting.

We then repainted the full trim area across the front face and gable of the sunroom using Sherwin-Williams exterior white paint. Applying fresh paint across the entire section helped create a more uniform appearance instead of leaving patched areas that would stand out against the older finish.

After cleanup, the repaired trim gave the sunroom a cleaner and more maintained appearance while helping protect the exposed wood areas from additional weather damage.
