Scope of Work
Project Overview
The homeowner contacted us after noticing visible cracking along several mortar joints on the exterior brick wall near the basement and upper window areas. Some sections showed older patchwork repairs, while other areas had begun separating along the mortar lines.
Our work focused on repairing localized mortar joint cracking without replacing the existing brick. We removed loose and deteriorated mortar, patched the affected joints using mortar compatible with the existing red brick, and tooled the repaired areas to blend with the surrounding wall.
The goal was to stabilize the visible problem areas, improve the appearance of the brick façade, and help the homeowner monitor for any future moisture concerns around the foundation wall.

The Property and Site Conditions
The repair area was located along the exterior brick wall beneath and beside multiple windows on the side of the home. Several hairline and stair-step mortar cracks were visible running vertically and diagonally through the mortar joints.
Some areas showed signs of older patch repairs and uneven mortar texture from previous work. Loose mortar material had also collected near the base of the wall, especially around the lower foundation area.
According to the site assessment, no major brick cracking was visible during inspection, and the repair scope remained limited to the mortar joints themselves. Because the cracking extended toward lower wall sections near grade level, the homeowner also wanted to keep an eye on any possible moisture intrusion after nearby gravel and debris were removed from the area.
The repair needed to match the existing brick façade while working carefully around nearby utility lines, windows, and mounted electrical components already attached to the wall.

What We Did
We began by identifying the visible mortar joint cracks along the affected brick wall sections. Loose and deteriorated mortar was carefully removed from the damaged joints so the repair material could bond properly to the surrounding masonry.
After cleaning the repair areas, we applied a pre-mixed mortar selected to match the existing red brick as closely as possible. The repaired joints were then tooled and finished to align with the existing mortar lines across the wall.
During the repair process, we also checked nearby mortar joints for additional movement or separation outside the originally identified cracks. Once the patching work was complete, the repaired sections blended more consistently with the surrounding brickwork and helped restore a cleaner appearance to the exterior wall.
The homeowner planned to continue monitoring the interior side of the wall afterward to watch for any signs of moisture intrusion that could indicate the need for future waterproofing work.
