Sump Pump Drainage Upgrade in Kensington, MD

Scope of Work
Project Overview
The homeowner was experiencing excessive water buildup near the side of the home where the sump pump discharged. After periods of heavy rain, the existing outlet released large amounts of water directly onto the lawn near the foundation, creating saturated soil and increasing the risk of standing water around the house.
To improve drainage, we installed a new underground PVC discharge line that carries water away from the foundation and releases it farther into the yard near an existing flower bed. We also repaired a disconnected downspout connection to restore proper function to the property’s existing drainage system.

Site Conditions
The Property and Site Conditions
The existing sump pump discharged through an exposed pipe that emptied water only a short distance from the home. During wet weather, the volume of water leaving the system caused the surrounding ground to become heavily saturated.
Because the discharge point was located close to the foundation, water had limited opportunity to spread out before collecting near the structure. The homeowner wanted a more permanent solution that would move water farther away from the house while maintaining a clean appearance across the yard.
During our assessment, we also found that a nearby downspout connection had separated from its buried drainage line. This disconnected section prevented roof runoff from entering the underground system as intended.
ASSESsMENT
What We Did
We began by disconnecting the existing above-ground sump pump discharge pipe and preparing a trench route away from the foundation. A new PVC drainage line was then installed underground at an approximate depth of 12 inches and extended roughly 25 feet toward the rear flower bed area.
At the end of the run, we installed a pop-up emitter that allows water from the sump pump to discharge gradually across the landscape instead of concentrating near the home. This helps reduce soil saturation around the foundation while directing water to an area better suited for drainage.
After the drainage line was installed, the trench was backfilled and graded to blend with the surrounding lawn.
We also reconnected the detached downspout to its existing buried Y-connector using an adapter where needed to create a secure connection and restore proper flow through the drainage system.
The completed installation moved sump pump discharge farther away from the house, eliminated the need for an exposed discharge pipe, and improved drainage performance during periods of heavy rainfall.
