Home Addition Plan &
Site Evaluation
Before a single plan is drawn, our home addition contractors conduct a thorough on-site evaluation to determine exactly what’s buildable on your property.
During our assessment we evaluate:
- Zoning setbacks and maximum lot coverage limits
- Floor Area Ratio (FAR) for DC properties and historic district review requirements
- Montgomery County drainage impact thresholds
- Fairfax County Resource Protection Area (RPA) restrictions
- Foundation load capacity for second-story and vertical additions
- HOA architectural control requirements and neighborhood-specific covenants
- Mechanical, electrical, and plumbing system capacity
You'll receive a clear feasibility summary, a permitting roadmap specific to your jurisdiction, and a fully itemized estimate before any work begins.

Most of our work is backed by our unmatched 3-year quality craftsmanship guarantee and 45-day price guarantee.
The attention to detail and quality of work are unmatched. The new addition was built with a fully waterproofed crawlspace, giving us peace of mind for the long term. Inside, the natural hardwood floors flow beautifully throughout the space, and custom windows now overlook the backyard, creating a warm, open feel filled with natural light. They even planted privacy trees along the entire perimeter of the yard, and in just a couple of years we’ll have complete privacy — something we’ve always wanted.
The kitchen has been completely transformed. It’s now open and inviting, with natural cherry cabinets and granite countertops that make the space both functional and stunning. The electrical work was done flawlessly, giving us perfect lighting that connects seamlessly from the addition into the open kitchen. The master bathroom was expanded, and we now have a beautiful walk-in closet that has completely elevated how we use our space.
They also solved drainage issues the right way, installing two dry wells that ensure the property remains protected even after heavy rains. The deck extension was built with Island Mist Trex and accented with sleek black aluminum railings — a perfect combination of durability and style. Just off the addition and deck, they created a gorgeous Techo-Bloc patio where we now gather around fires in the fall.
Every step of the way, the planning, design, and craftsmanship were top-notch. Even other contractors who have since been on the property have complimented the quality of the work. From the crawlspace to the custom finishes, Blue Collar Scholars delivered beyond expectations, and we are absolutely thrilled with the results.
My kids were really excited about the framing/electrical and drywell portion of the job so i'll post pics of the process!
Updated! There was a minor warranty issue with the deck, they came out literally next day and fixed the issue! Thanks!...
We saw one of their design build signs on Old Georgetown rd and decided to call.
One month later we had architectural designs for bumping up our main structure by adding another floor, and an entire 800 ft.². Bump out addition in the back. This also included a two car garage underneath the addition. The team was extremely knowledgeable about the whole permitting process, and within three months of the engagement, we had our permits passed through Montgomery County permitting.
The finish selection was easy as we met multiple times at the Home Depot in Westlake Terrace.
They passed all inspections, including the footing inspection, framing, inspection, and final inspection without any issues.
The separate HVAC, electrical and plumbing permits went swimmingly as well.
We are forever grateful for the final project, and my in-laws are even happier with their private space that they have....

Frequently Asked Questions About Home Additions
If you’re planning a home addition, you probably have questions about timelines, permits, and how the finished space will connect to the rest of your house. Below are answers to the most common questions homeowners ask when evaluating professional addition design and construction.
How does a home addition connect to my existing HVAC, electrical, and plumbing?
That depends on your current system capacity and the scope of the addition. Smaller additions can often tie into existing systems with minor upgrades. Larger additions, especially those with bathrooms or kitchens, typically require a panel upgrade, extended ductwork, and new plumbing runs. We assess your existing systems during the planning phase and coordinate licensed trades so everything is done to code and sized correctly.
Can you match the addition to the existing exterior of my home?
In most cases, yes. Siding, roofline, trim, and window profiles can be matched closely using current materials. Exact matches aren’t always possible if your original siding has been discontinued, but we source materials that blend well and discuss options with you before finalizing selections. The goal is for the addition to look like it was always part of the house.
What should I look for when hiring a home addition contractor?
Look for a contractor who does an on-site assessment before quoting, not one who prices from photos or square footage alone. Verify licensing and insurance for your jurisdiction. Ask to see completed additions, especially on homes similar in age and construction to yours. Confirm they pull all permits and manage inspections. And pay attention to how they communicate before the contract is signed. For the full list of questions to ask home addition contractors, including how to vet insurance, check local presence, and spot red flags before they cost you money.
What's the difference between a bump-out and a full addition?
A bump-out extends an existing room by a few feet, usually without requiring new foundation work or a separate roof structure. It’s faster and more affordable, and it works well when you need more space in a specific room rather than an entirely new one. A full addition involves new foundation footings, framing, roofing, and full mechanical tie-ins. We assess your home during the site visit and tell you which approach actually fits what you’re trying to accomplish.
How long does a home addition take?
Timeline depends on size, design complexity, and how the addition ties into your existing structure. A straightforward room addition typically takes six to ten weeks. A larger addition with a full bathroom, kitchen components, or a second story can run four to six months. Permit approvals, material lead times, and inspection scheduling all factor in. We provide a detailed timeline before work begins and keep you updated throughout every stage. For a deeper look at what drives construction schedules, see our home addition timeline guide.
Do I need a permit for a home addition in Maryland, DC, or Virginia?
Yes, in every jurisdiction, no exceptions. Any addition that expands your home’s footprint, adds floor area, touches structural elements, or ties into mechanical systems requires a building permit. In Maryland, permits are issued by the county (Montgomery County DPS, Prince George’s County DPIE, etc.). For a detailed breakdown of Montgomery County requirements, see our home addition permit guide. In DC, permits are issued through the Department of Buildings (DOB). In Virginia, Fairfax County and Arlington County each have their own Land Development Services processes. Historic districts add an additional layer of review before a building permit can be issued. We handle permit preparation, filing, and inspection coordination for all projects in all three jurisdictions. You won’t need to navigate that process yourself.
